Honesty and Integrity: Andrea's Appraisal Services

Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever before. So it goes without question in this day and age that real estate appraisal can unquestionably be dubbed a profession rather than a trade. In our field, as with any profession, we must follow strict ethical considerations.

An appraiser's chief obligation is to their client. Typically, for a regular residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence. Thereon, appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you would like to obtain a copy of an appraisal report, you generally have to get it via your lender and not the appraiser.

Other responsibilities include accurate figures appropriate to the scope of the report, attaining and sustaining an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional. Here at Andrea's Appraisal Services, we take these ethical responsibilities very seriously.

Appraisers will regularly be obligated to consider the interests of third parties, such as homeowners, both buyers and sellers, or others. Those third parties normally are listed in scope of the appraisal assignment itself. An appraiser's fiduciary duty is only to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the job.

Andrea's Appraisal Services has worked hard for its reputation for completing competent and ethically superior appraisals. Contact us today to learn more.

Appraisers also have standards outside of boundaries of with whom we share information For example, appraisers must store their work files for a minimum of five years - at Andrea's Appraisal Services you can rest assured that we stick to that rule.

Andrea's Appraisal Services holds itself to the industry standards and rules set in place for professional behavior. We refuse to accept anything less from ourselves. Accepting orders where our fee is dependent on our value conclusion is never an option. That is, we can't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. There's certainly a conflict of interest if an appraiser can report a greater value and then get paid more money! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also defines a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be confident we are doing everything we can to get you an accurate home or property value.

When you engage Andrea's Appraisal Services, we'll make sure you're getting the professional service you deserve along with the high ethical standards we're known for.
